Portal Terms
The terms for using the Ledger portal.
Who may use the portal
The portal is for owners, tenants, and applicants of properties eBerry manages, and for eBerry staff. You need an account, issued by eBerry, to sign in.
Your account
Keep your login to yourself. You are responsible for activity on your account. Tell us right away at ebberry@gmail.com if you think someone else has access to it. We keep a record of sign-ins and of what is done in the portal, so we can show who changed what.
Acceptable use
Use the portal only for your own tenancy, property, or work. Don't try to access another user's records, interfere with the portal, or use it for anything unlawful.
Payments
Stripe processes rent, deposit, and other payments made through the portal. Your card or bank account number is entered directly with Stripe and never touches Ledger's own servers. If you turn on autopay, you are authorizing Ledger to charge the payment method on file on the schedule shown at signup. You can cancel autopay at any time from the Ledger tab in the tenant portal; canceling stops future charges but doesn't undo ones already made.
Electronic communications
Receipts, notices, and messages delivered in the portal or by email are our records of what was sent and when. Some notices Washington law requires, for example certain lease or deposit notices, may also need to be served the way the law requires, separately from anything shown in the portal.
Accuracy of your information
If you apply for a rental, the information on your application (income, employer, occupants, and the rest) needs to be accurate. We rely on it to make a leasing decision, and giving us false information can be grounds to deny an application or end a tenancy.
Maintenance requests and photos
When you submit a maintenance request, the details you provide, and any photos taken in connection with it, become part of that record and are used to get the work done and to keep a history of the unit.
Availability
The portal is provided as is and as available. We work to keep it running but don't promise it will be uninterrupted or error free.
Limitation of liability
To the extent the law allows, eBerry isn't liable for indirect, incidental, or consequential damages from using the portal. Nothing here limits any right you have under your lease, management agreement, or Washington law.
Ending access
We can suspend or end your access to the portal, particularly if you misuse it or your lease or management agreement ends. Ending portal access doesn't by itself end your lease or agreement, which are governed by their own terms.
Governing law
These terms are governed by the laws of the State of Washington. Any dispute arising from them will be handled in the courts of King County, Washington.
Changes
We may update these terms as the portal changes. The date below shows the last update.
